Compton Green Fence Guide: HOA Architectural Approval in Bellevue

A plain-English guide to planning a fence in Compton Green, a small HOA neighborhood next to Cherry Crest in Bellevue's Bridle Trails area. It is built from the association's own public letter, review form, and covenants, plus the City of Bellevue's fence rules.

SeattleFence is an independent contractor. We are not affiliated with, endorsed by, or an approved vendor of the Compton Green Homeowners Association. Last checked against the public documents on October 31, 2026. Rules and forms change, so use the current versions.

What the association is

The Compton Green Homeowners' Association is a Bellevue HOA with annual dues, a board, by-laws, and recorded protective covenants. Its website says dues cover insurance, common area maintenance, trail upkeep, the mailbox kiosk, and an annual chipper service.

The City of Bellevue's neighborhood profiles list Compton Green among the smaller neighborhoods of Bridle Trails, alongside Cherry Crest and Compton Trails. The city describes Bridle Trails as heavily wooded, with large single-family lots.

Architectural review runs through the association's Architectural Control Committee (ACC).

Fence styles to consider

Compton Green does not publish an approved-style list that we could find. The table below is general planning advice from SeattleFence, not an HOA rule, and the ACC decides what it accepts.

Approval and permit steps

Plan on two separate checks, the Compton Green ACC and the City of Bellevue. SeattleFence does not issue either one.

  1. Read the covenants

Start with the Compton Green covenants. The association asks owners planning fencing to check that the plan complies before contacting the ACC.

  2. Check Bellevue's rules

Confirm height, front-setback, and critical-area limits with the City. The ACC form asks for a copy of the city permit, so sort out whether one applies first.

  3. Fill out the ACC form

Complete the ACC Project Review form with your lot number and a project description. A SeattleFence sketch can supply the layout, height, and materials.

  4. Email it to the ACC

The form says to submit it to the ACC by email at the address listed on the form and the association's website.

  5. Expect a site visit

The ACC normally arranges a visit to the lot before it decides.

  6. Wait for the written decision

The ACC has 30 days to notify you. Approvals are in writing and signed by at least two ACC members. Do not start before then.

  7. Build and keep the approval

Build the fence as approved. The association asks owners to keep their written ACC approval permanently in case a neighbor asks to see it.

Bellevue's fence rules

Bellevue publishes residential fence rules on its Fences page, based on Land Use Code 20.20.400. Fences in a required front-yard setback may not exceed 4 feet 6 inches, with limited exceptions. The setback is measured from the property line, not the pavement.

The city says you do not need a permit unless the fence exceeds 8 feet, will be in a critical area or critical area buffer such as a wetland, stream, or steep slope, or is built of concrete block or similar material. Height is measured from finished grade on the outside of the fence, and on sloping ground the fence must follow or step with the slope. Fences must also respect sight-obstruction rules at intersections and driveways.

Compton Green fence-guide questions

Is Compton Green an HOA?

Yes. The Compton Green Homeowners Association publishes its by-laws, its Declaration of Protective Covenants, Restrictions, Easements and Agreements, annual dues, and an Architectural Control Committee (ACC) on its website. The City of Bellevue lists Compton Green as one of the smaller neighborhoods in the Bridle Trails area. SeattleFence is not affiliated with the association.

Do I need ACC approval to build a fence in Compton Green?

Yes. The association's ACC project review form says owners are required to obtain prior ACC approval for fencing, and its 2026 letter to members says the ACC approves buildings, structures (walls, fences and swimming pools) and landscaping plans under the covenants.

How long does Compton Green fence review take?

The association says the ACC will review a written request and respond within 30 days. The review form says the ACC normally arranges a visit to the lot before deciding, and that work should not start until the decision is made. Work started before the ACC decision will be disapproved.

Does Compton Green publish a fence height or style list?

Not on its public pages that we could find. The detailed requirements are in the recorded covenants, which the association posts on its website. Read them for your lot and ask the ACC before you design the fence. We do not guess at heights or materials the association has not published.

Does the ACC need a copy of my city permit?

The review form says the ACC must be provided a copy of the city permit. Bellevue does not require a permit for most residential fences, so if your fence needs no permit, ask the ACC what it wants instead. The association also says a City permit does not change your obligations under the covenants.

Does Bellevue require a permit for a fence in Compton Green?

Bellevue's fence page says you do not need a permit unless the fence exceeds 8 feet, will be within a critical area or critical area buffer, or is built of concrete block or similar material. In a required front-yard setback, fences may not exceed 4 feet 6 inches under Land Use Code 20.20.400, with limited exceptions. Confirm your address with Bellevue Development Services.

Can SeattleFence get my fence approved?

No. Only the Compton Green ACC can approve a fence. SeattleFence can provide a written scope, a site sketch, and material and height details to include with your request.
